Larson Farm is a 320 acre grass-based dairy and beef farm in Wells, VT, 23 miles SW of Rutland, VT and 5 miles east of Granville, NY.  We sell high quality, 100% grass-fed, raw Jersey milk to a growing market, including delivery to farmers’ markets.  We milk 20 jerseys and have a 30 animal Devon beef herd. We are actively restoring our soils.  We also have a small horse boarding operation, some basic horse infrastructure, and an interest in draft horses.  We have a lively internship program which enriches the lives of all involved.

We are looking for other farmers to farm with us.  Possibilities for farmer-owned enterprises on our land include poultry, lamb, market and value-added vegetables, apples, small fruits, pork, woodland development, education/agritourism, and even value-added dairy.

We envision others starting their own farm enterprises on the property to utilize the existing farm resources:

  • We have a lively small farm store, where we sell raw milk and grass-fed beef to a growing and enthusiastic clientele.
  • There are 3 year-round Farmers’ Markets w/in 40 minutes of us- Rutland, Dorset, and West Pawlet.
  • There are three 3-BR homes on the farm, as well as a 3-BR intern apartment.
  • Equipment on the farm includes two tractors, a 9-foot rotovator, and various other pieces of equipment, some horse-powered.
  • A 42-KW solar array provides power for the farm.
  • There may be hourly work available on the dairy.

We want to form a collaborative community here, sharing resources, labor, and lifestyle, to the benefit of all.

Unique Farming Opportunity in Eastern Massachusetts

Crystal Spring Earth Learning Center is located in Plainville, MA. This special property has a rich history as a sanctuary for the Dominican Sisters of Peace. Since 1949 the resident Sisters have hosted educational, spiritual and agricultural activities on the 42-acre site.

With a commitment to sustainability and harmony, the Sisters seek a farming tenant who shares their commitment to revitalizing the land. The farmer or farm couple will be offered a long-term, affordable lease for about 12 acres of mostly open prime (Paxton and Canton) farm soils. Additional portions of the property are suited to pasture, perennial fruit and/or other tree crops. Thirty-two acres are protected and the property abuts Town conservation land. There is no active farming there now.

The farm portion is appropriate for a small-scale, diversified farm operation. Types of enterprises might include a CSA, permaculture, small livestock and/or poultry, demonstration or community gardens and agro-forestry. The location offers good access to markets and a supportive local community. There are several modest farm structures, plus access to water and electricity.  Various scenarios are possible, including a farmer providing compensated property management services and/or farm-related educational programs. The farmer(s) could live off-site or on the property in a charming, one bedroom refurbished cottage through a rental agreement.

Two Sisters will continue to live on the property which includes a large, historic main house, the small cottage, unique stone oratory and a seasonal cabin that has hosted educational and camp activities. 326 Acre Farm For Sale – Fairfax, VT

Farm Information
The Vermont Land Trust (VLT) is working with Walter and Diane Berthiaume to provide a farmer the opportunity to acquire this 326-acre farm. This farm is highly visible with significant frontage on Route 104.  VLT is seeking a buyer who will own and operate a commercial farm business and contribute to the agricultural community.
The Berthiaume Farm is located north of Fairfax village. All the land is certified organic and the farm is currently used as an organic dairy. The Route 104 frontage provides a unique opportunity to directly market farm products. The farm is located within a half-hour of Burlington, 10 minutes of St. Albans, and is near Interstate 89.  The farmhouse has 2,100 feet of living space and four bedrooms. Open Houses
We are hosting two open houses at the farm to allow potential buyers to see the property. They will be Saturday, October 4 and Thursday October 9. Each open house will be from 10:00 am to 2:00 pm.  We strongly recommend attendance at an open house, since there is limited availability to see the farm outside of these dates. Interested parties are asked to respond if planning to attend. Interested farmers will need to submit a farm proposal by November 21st.

Purchase Price
The purchase price is $350,000.  An appraisal update is being conducted.  If the appraised value is less than $350,000 the price will be reduced to that value.
