VLT Seeking Farmer for Landon Farm in South Hero

The Vermont Land Trust (VLT) is seeking a farmer to operate the 169 acre Landon farm in South Hero.  The farm is available for lease or sale.  VLT is willing to lease the farm for 2 – 3 years with the goal of transitioning ownership at the end of the lease term.  Minimum lease payments are $1,000 per month.  Lease payments made beyond this amount can be applied towards the purchase price.

Additionally, VLT is willing to provide some interim financing to a farm buyer interested in acquiring the farm if needed. Once a farmer is selected, the final terms of a lease or financing will be negotiated.

The sale price is the current appraised value $460,000.  The farm includes 100 acres of open cropland and pasture the woodland includes a sugarbush with approximately 2,000 taps.

The farm includes the following buildings:
·         Two-story, 3-bedroom, timber-frame house with +/- 2,300 square feet of living space plus additional +/-1,500 square feet of space in the basement

·         4,000 square-foot super structure barn
·         30’ x 40’ garage with an attached poultry processing facility
