Vermont Land Trust (VLT) is buying and reselling a 60 +/- acre farm (to be conserved) as part of the Farmland Access Program. The goal of the program is to provide access to affordable farmland to commercial farmers.
They are under contract to buy the farm by October 31, 2011, and are looking for a farm buyer to own and operate the farm. They hope to have a buyer who will be ready to close on the purchase later this year or early 2012.
The property is located on the east side of Vermont Route 5 in Weathersfield and includes over 2,200 feet of frontage on the Connecticut River (see map links in blue box). The property includes a renovated two-family farmhouse, a 12-stall converted dairy barn, and other outbuildings, all in excellent condition.
The agricultural fields are large and level and the soils include 14 percent prime and 65 percent statewide soils. The farm is well-suited to vegetable or diversified farming and has strong potential for wholesale or direct-marketing operations.It is located on a main road within easy access of Interstate 91 and the interchange with I-89, making it very accessible to the Upper Valley and major markets in New England and beyond.
In addition to the agricultural values, the property sits atop a giant aquifer. There are four drilled wells on the property. Engineering work performed several years ago determined a production rate of more than 150 gallons per minute for one well and more than 200 gallons per minute for another. None of these wells are currently used by the farm.
The Ascutney Fire District has expressed interest in working with VLT to acquire one of the wells. The remaining wells may be used for on-site water supply for a farm operation. No commercial use of the water will be permitted.
The asking price is $362,000. This is the restricted value of the property subject to a standard Vermont Land Trust conservation easement and option to purchase at agricultural value as described above.
VLT is hosting one “open house” at the farm to allow potential buyers to see the property. It will be held on
Wednesday, July 20, from 10 a.m. to 1 p.m.

The farmhouse is currently leased and will not be open to viewing. Finalists in the RFP process will have a chance to see the interior of the farmhouse after proposals are submitted and reviewed. A copy of the home inspection is available upon request.
